Continuum Plan

A complete space program
in under an hour.

Enter the department and scale. Continuum Plan generates a complete FGI-compliant room program, Uniformat II cost estimate, equipment list, and phase schedule — parametrically, in minutes.

The Difference

What space programming looks like
before and after Continuum.

Without Continuum

✕ Open a blank spreadsheet. Start from scratch — again.
✕ Pull up the FGI Guidelines PDF. Look up each room type manually.
✕ Calculate gross factors by hand. Hope you remembered the right multiplier.
✕ Build a cost estimate in a separate tool. It won't match the program.
✕ Write a schedule in a third tool. It won't match either.
✕ Format everything into a capital request document. Six weeks later.

40–60 hours per project. Every project. Every time.

With Continuum Plan

✓ Select department type and key input (bays, beds, ORs).
✓ Click Generate. 54 rooms appear — FGI-verified, correctly sized.
✓ Cost estimate built automatically from the room program. Line items included.
✓ Equipment list generated per room. GPO-ready, cost-modeled.
✓ Phase schedule generated from the program. Major milestones, realistic durations.
✓ Promote to execution. The Gantt is seeded. The budget is set. Done.

Under 1 hour. Every project. Every time.

What It Does

Six capabilities. One session.

01 — Space Programming

Parametric room generation. FGI-verified.

Enter one key input — treatment bays, licensed beds, operating rooms — and Continuum generates the full department room list. Every room type, quantity, square footage, and gross factor pulled from the FGI Guidelines and your organization's planning standards. Compliance flags appear in real time if any room falls below minimum requirements.

Covers 55+ department types: ED, ICU, med-surg, imaging, pharmacy, OR suite, behavioral health, and more.

02 — Cost Estimating

Uniformat II assembly costing. Built from the program.

The cost estimate is not a separate step. It flows directly from the room program — quantities, unit costs, and line items generated from the same input. Versioned estimates let you track how costs evolve from conceptual through construction documents. Mark one estimate as the budget seed and it becomes the project budget when you execute.

Your organization's historical cost data — cost per SF, soft cost percentages, contingency — replaces the national defaults. Your bid history becomes your estimating engine.

Conceptual Estimate · SD Phase
Construction cost$8.1M
FF&E$820K
Soft costs (15%)$1.2M
Contingency (10%)$810K
Total project cost$10.3M

03 — Equipment Planning

Standard equipment lists. Per room. Cost-modeled.

Equipment lists generate room by room from your organization's planning standards. Your GPO contract items, your standard quantities, your unit costs — applied automatically across every room in the program. The Equipment tab shows the full list grouped by department, with subtotals and a grand total that feeds the cost estimate's FF&E line.

Treatment Room · Standard Equipment
Exam table1 · $4,200
Vitals monitor1 · $3,800
Nurse server1 · $1,200
Wall-mount supply1 · $680
Room total × 25$247,500

04 — Phase Scheduling

A project schedule generated from the program.

The phase schedule isn't built separately — it's generated from the scope. Programming, schematic design, design development, construction documents, bidding, construction, and activation phases with realistic durations tied to the program's size and complexity. Mark one schedule as the seed and it becomes the top-level milestones in Build's Gantt.

05 — Block Planning

Floor plan from the program. Seconds, not weeks.

The block plan engine places rooms on a floor plate with healthcare-specific corridor patterns and adjacency constraints. Drag rooms to adjust. Export the layout as PNG or DXF for early design conversations — before you've hired an architect.

06 — Export to Revit

BIM-ready output. No re-entry for the design team.

Export your space program as an IFC4 file that imports directly into Revit. Design teams receive room data, square footages, and department structure as an intelligent BIM package — not a PDF they have to re-enter from scratch.

Configurable Planning Standards

The engine learns how
your system builds.

Continuum Plan uses a three-layer standards architecture. The engine's built-in FGI minimums are the floor — your organization's planning standards sit above them, and project-specific overrides sit above those.

When your system builds its fourth ED, the institutional knowledge from the first three is baked into your Layer 2 standards — room ratios, target square footages, gross factors, cost-per-SF from your real bid history. Every project gets smarter.

See how standards work →

Layer 1 — FGI Minimums

Locked. Code minimums that can never be programmed below. Updated with each FGI edition.

Layer 2 — Org Standards

Your organization's preferred room sizes, ratios, gross factors, and cost history. Set once. Applied to every project.

Layer 3 — Project Overrides

Deviations from org standards for this specific project. Flagged visually so planners always know what's non-standard.

What you'll see

ED expansion, 25 treatment bays → 54 rooms generated → $10.3M estimate → 18-month schedule → promoted to execution with budget and Gantt seeded. All live, all real data.
